The market in numbers
Manilva trades at 30–40% below Estepona per square metre for broadly equivalent specification. Price growth has been the fastest on the Costa del Sol over the past two years as buyers seek value west of the established prime markets. Buyer mix is British-dominated with growing Belgian and Dutch interest.

The municipality has three distinct buyer segments.
- Puerto de la DuquesaThe marina district — apartments and townhouses centred on the harbour. €2,000–€3,500/m². Strong year-round rental demand.
- Manilva coastal villasFrontline-beach and second-line villas — Sabinillas, Princesa Kristina, La Paloma. New-build supply at €2,500–€4,000/m².
- Manilva PuebloThe hilltop village inland — characterful Spanish-life living in among working vineyards. The least international segment of the municipality.
Connectivity & infrastructure
Málaga Airport is 75 minutes east via the AP-7; Gibraltar Airport is 30 minutes west. The AP-7 motorway sits right on the doorstep. Infrastructure leans on the larger neighbouring municipalities — Estepona for schooling and healthcare, Sotogrande for marina and dining.
A local insight
Manilva is the direct beneficiary of buyers priced out of Estepona and Casares. As the New Golden Mile fills in, Manilva is the natural next stop, and prices have begun to reflect that.
