The market in numbers

Alicante province closed 54,767 housing transactions in 2025 (+4.6% YoY) — a historical record per the Colegio de Registradores. The headline statistic is unique in Spain: 43.29% of all purchases went to foreign buyers, roughly three times the national average. In 2025 the Netherlands overtook the United Kingdom as the #1 foreign-buyer nationality (3,708 vs 3,166 acquisitions) — a historic shift after two decades of British dominance, with Belgium, Poland and Germany also in the top five. The southern Vega Baja municipalities concentrate the bulk of activity: Orihuela 81.1% and Torrevieja 78.78% of 2025 home purchases went to foreigners.

The coast splits cleanly into a northern and southern half, each with distinct buyer profiles and price bands.

  • Northern Costa Blanca — Jávea, Moraira, AlteaDramatic coastline, mountain backdrop, more established luxury market. Villa-dominated with prices typically €3,000–€5,500/m². Strong Dutch/Belgian/Swiss buyer presence.
  • Southern Costa Blanca — Orihuela Costa & TorreviejaThe volume market — beachside apartments and golf-community villas in the €150–500K range. Highest density of foreign-buyer transactions in Spain and the strongest rental yields on the coast.
  • Inland Vega Baja — Rojales, Algorfa, San MiguelQuieter, slightly cheaper per square metre, larger plots. Particularly favoured by Northern European retirees seeking space and lower density without losing beach proximity.

Connectivity & infrastructure

Alicante–Elche (ALC) is one of the busiest tourist airports in Spain with direct connections to virtually every Northern European capital year-round. The AP-7 motorway runs the full length of the coast; Murcia–Corvera (RMU) adds a southern alternative. International schools, multilingual healthcare and an extensive Northern-European-oriented services economy are concentrated around Torrevieja and the Orihuela Costa golf urbanisations.

The investment thesis

The Costa Blanca is the entry point for many Northern European buyers — and for many a permanent destination. The combination of low cost of living, established expat communities, and yields that comfortably cover holding costs makes it work both as a primary residence and a buy-to-let.
