Transaction volume is intentionally low — La Zagaleta alone caps its annual sales at single digits. 80%+ of buyers are foreign, with British, German, Russian, and Middle Eastern principals well represented. Pricing is opaque (many sales are private), but published asking-price averages sit at €5,400/m² and the apex segment routinely transacts at €15,000+/m².

Three named gated communities define the municipality almost entirely.
- La ZagaletaThe most exclusive gated community in Europe. Two championship golf courses, private heliport, 24/7 security, plot sizes from 5,000 m². New construction only by approval of the residents' committee.
- El MadroñalOlder sister to La Zagaleta, slightly more relaxed entry requirements, similar plot sizes and views. The choice for buyers who want Zagaleta-grade privacy without the approval process.
- La QuintaLower elevation, more accessible price band (€3,000–€5,500/m²), villas and apartments on a championship golf course. The entry point to Benahavís for buyers under €3M.
Connectivity & infrastructure
Benahavís has no significant infrastructure of its own — buyers rely on Marbella's school cluster (10–20 minutes), Málaga Airport (45 minutes via AP-7), and Marbella's hospital network. The trade-off for that drive is the highest concentration of private, secure, untrafficked roads on the coast.
