Final Piece of Estepona's Seafront Makeover Takes Shape as Boulevard Work Advances

7 August 20267 min read

Estepona's remarkable urban transformation is entering its final chapter as work continues on the town's ambitious new boulevard, a project that will seamlessly connect the historic centre with its award-winning Mediterranean seafront.

Already recognised as one of the Costa del Sol's most attractive and liveable destinations, Estepona is once again investing in public spaces that enhance quality of life, improve mobility, and strengthen its appeal to both residents and international property buyers.

A Landmark Project Nearing Completion

The latest phase of the redevelopment focuses on the area surrounding Avenida San Lorenzo, Avenida Juan Carlos I, and Avenida de España, where construction has made significant progress.

Underground infrastructure works—including electricity, telecommunications, drinking water, irrigation, and sewer systems—have now been completed. Pedestrian access has also reopened along Avenida San Lorenzo and Avenida de España, restoring an important east-west connection through the town. Meanwhile, engineering works on Avenida Juan Carlos I are around 60% complete, with new links being created to Calle San Roque and Calle Melilla.

More Than a Boulevard

Once finished, the project will become much more than a pedestrian walkway.

Beneath the landscaped boulevard will be a modern underground car park with space for more than 300 vehicles, joining Estepona's popular municipal parking network, where many public car parks charge just €1 per day.

Above ground, residents and visitors will enjoy:

  • Attractive public squares
  • Landscaped gardens and green spaces
  • Water features
  • Wide pedestrian promenades
  • Dedicated cycling facilities
  • Parking for bicycles, motorcycles and electric vehicles
  • Taxi ranks and loading bays to support local businesses

The design reflects Estepona's long-term vision of creating a greener, more pedestrian-friendly town while improving accessibility and reducing traffic congestion.

Connecting the Historic Centre to the Sea

One of the project's most significant achievements will be its ability to link Estepona's beautifully restored old town—often referred to as the "Garden of the Costa del Sol"—directly with the seafront promenade.

The former N-340 coastal road has already been transformed into an attractive pedestrian boulevard stretching along the Mediterranean, and this final phase will complete that connection, creating a continuous route between the town centre and the beach.

The result will be an even more walkable town where residents and visitors can move effortlessly between shops, restaurants, parks, cultural attractions, and the coastline.

A Continued Commitment to Urban Regeneration

Over the past decade, Estepona has become one of Spain's leading examples of successful urban regeneration.

The town has invested heavily in:

  • Pedestrian-friendly streets
  • Renovated public squares
  • Modern cultural facilities
  • New parks and gardens
  • Improved road infrastructure
  • Sustainable transport initiatives
  • High-quality public spaces

These projects have transformed Estepona from a traditional seaside resort into one of the Costa del Sol's most desirable places to live and invest.

The boulevard is widely regarded as the final piece of this wider regeneration strategy, reinforcing the municipality's vision of becoming a "friendly, green and sea-facing" town.

Why This Matters for the Property Market

Infrastructure projects of this scale often have a positive impact on local property markets.

Improved public spaces, enhanced connectivity, and increased accessibility tend to strengthen buyer confidence while making surrounding neighbourhoods more attractive for both permanent residents and holiday-home owners.

Estepona has already experienced strong demand from domestic and international buyers in recent years, thanks to its excellent beaches, modern amenities, vibrant marina, and more affordable property prices compared with neighbouring Marbella.

As the boulevard nears completion, the town's appeal is likely to continue growing among investors seeking long-term value on the Costa del Sol.

Additional Improvements Across Estepona

The boulevard is just one of several infrastructure projects currently underway.

Nearby, work on the urban section of the Benahavís road is more than 90% complete, with new pavements, drainage systems, street lighting, landscaping, and safer pedestrian routes being added to improve access between residential areas and the town.

These complementary improvements demonstrate Estepona's ongoing commitment to creating a safer, greener, and more connected urban environment.

Looking Ahead

As construction progresses, Estepona is preparing to unveil another landmark public space that will further enhance its reputation as one of southern Spain's most desirable coastal destinations.

For residents, the project promises improved mobility, beautiful public spaces, and easier access to the Mediterranean. For visitors, it offers an even more enjoyable seaside experience. And for property investors, it represents another sign of the municipality's continued investment in long-term growth and quality of life.

With the final piece of its seafront transformation taking shape, Estepona continues to set the benchmark for modern coastal living on the Costa del Sol.
