The market in numbers
Marbella's average asking price was €5,596/m² in January 2026 (Idealista municipal report, +3.1% YoY) — Tinsa's appraisal-based index for the same period puts realised values at €3,926/m² (+17.05% YoY), the gap reflecting the spread between asking and closing prices. The "Triangle d'Or" of Marbella + Estepona + Benahavís absorbed 2,339 transactions in Q1 2025 alone (+24.7% YoY), with international buyers taking 34.75% of those — and up to 96% of luxury demand on the Golden Mile. Prime-area peaks include La Zagaleta at €18,600/m² — the single most expensive postcode in Spain.

- The Golden MileThe stretch from Marbella centre to Puerto Banús — frontline beach mansions, established luxury hotels, average asking prices €8,000–€15,000+/m². The reference market against which everything else is benchmarked.
- Nueva Andalucía & the Golf ValleyMarbella's golf core — Aloha, Las Brisas, Los Naranjos. Villas with mountain backdrops and easier access to schools and the AP-7. €4,500–€8,000/m² typical.
- East Marbella — Elviria, Los Monteros, Las ChapasLower density, larger plots, better value per m² (€3,500–€5,500). The choice for families prioritising space, beach access and proximity to international schools.
- Sierra Blanca & La Zagaleta hinterlandHilltop villas with panoramic sea-and-mountain views. La Zagaleta itself is the most exclusive gated community in Europe; Sierra Blanca offers similar security with marginally better connectivity.
Connectivity & infrastructure
Málaga Airport (AGP) sits 45 minutes east with direct year-round flights to 100+ destinations. The AP-7 motorway runs the length of the coast. Marbella is home to several leading International Baccalaureate schools, the country's most established private hospital cluster (Quirón, HC, Vithas), and a mature legal and tax services industry oriented around foreign buyers.
