New-Build Property Sales in Spain Rebound After Five Months of Declines

Spain's new-build property market has shown fresh signs of strength, with sales of newly built homes rising in June 2026 after five consecutive months of declines. The latest figures suggest that buyer demand for new homes remains resilient, despite a period of adjustment across the wider Spanish property market.

According to Spain's National Statistics Institute (INE), total property transactions increased by 1.6% year-on-year in June, reaching 59,288 sales. This was the strongest June figure since 2007.

More importantly for the new-build sector, transactions involving newly constructed homes increased by 6.3% compared with June 2025, reaching 12,766 sales.

The figures also showed an improvement compared with May. Total transactions increased by 5% month-on-month, with new-build sales rising by 7.4% and resale transactions increasing by 4.4%.

However, it is still too early to describe the June increase as a definitive market reversal.

Andalucía recorded the highest number of property transactions among Spain's autonomous communities in June, with 12,111 sales.

It was followed by Catalonia with 9,453 transactions, Valencia with 8,558 and Madrid with 7,056.

For the Costa del Sol, Andalucía's position at the top of the national rankings reinforces the importance of the region within Spain's property market.

Marbella and the wider Costa del Sol continue to attract significant interest from overseas buyers searching for holiday homes, permanent residences and investment properties.
